Innovative Modular Construction technology Brings Long-Awaited Community Hub to Life in Historic Neighborhood
The City of Albuquerque recently completed construction on its 5,300 sq ft new multigenerational center in the historic Santa Barbara Martineztown neighborhood in Albuquerque. This cutting-edge project was the first of its kind for the city to undertake, making use of prefabricated exterior and interior construction materials by ZS2 Technologies and Falkbuilt.

Neighbors have waited many years to have a safe gathering space like this in the heart of their community. The multigenerational center will provide space for both senior and children's sports and activities, meals for the community, and many group classes and gatherings.
“Our investments into Albuquerque’s multigenerational centers continue to improve quality of life for residents all across our city," said Mayor Tim Keller in a release, "This new center in Santa Barbara-Martineztown will serve as a joyful gathering place for the community who will now enjoy access quality amenities at a fun, safe facility in the heart of the city.”
The space includes a large multi-purpose room that can be divided into two separate spaces, multiple classrooms, an administrative area, and a pantry for serving meals to the community.
The prefabricated building materials used for both the exterior and interior walls were a first for a municipal project like this. The city took a bold step in electing to use these new construction technologies which increased speed to install and lowered costs overall. The center was designed and constructed in less than 1 year due to the coordinated efforts between project partners and the cooperation of the City's team.

"Adopting modern construction technology enabled a faster build without sacrificing quality—translating time savings directly into cost savings. However, the true value lies in the longevity of this facility, ensuring that the Santa Barbara Martineztown neighborhood has a climate-resilient and sustainable community hub built to last,” said Scott Jenkins, CEO of ZS2 Technologies.
The building’s exterior envelope utilized ZS2’s panelized construction technology, which consolidates three traditional onsite trades into one prefabricated building material. This 3-in-1 system integrates structural framing, thermal insulation, and ZS2’s magnesium cement sheathing, delivering superior thermal resistance, fire safety, and climate resilience. TechPanels are both high-performance and environmentally responsible, recognized as a EPD certified green product and achieving up to a 70% reduction in CO2 emissions compared to traditional tilt-up concrete construction. Prefabricated off-site with integrated pipe and conduit chases, the panels enabled faster wall erection times compared to conventional framing methods.
The interior construction utilized Falkbuilt’s prefabricated digital component construction. After measuring the exterior building early in the building process, the building components were manufactured offsite and shipped for assembly onsite. The prefabricated system includes the walls, doors, electrical components, windows, cabinetry, and writeable wall surfaces, all of which were installed for easy removal and reconfiguration for the future.
